(Atlantic) The Atlantic City Council voted across the board on the first reading to pass an amendment to the zoning ordinance classification of some lots in the Southern Heights II housing addition. The zoning change opens the door for a $2.1 million dollar housing project on East 22nd Street. The 7-0 vote comes on the heels of a recommendation by the Atlantic Planning and Zoning Commission to rezone the area. Their recommendation came on a split vote at their January 29 meeting.
Don Sonntag, the developer spoke to the council during a public hearing Wednesday night. “If in fact at the hearing for the site plan, I would be willing to tell the Planning and Zoning commission that if I would not be able to complete this plan, I would put in place that they could put the area back to R2 if they want to,” stated Sonntag.
Sonntag says change to R4 will address the shortage of rental housing in Atlantic.“My plan is to make half of these units rentals, and I don’t like to take that many rental units and set them next to existing neighbors without them being aware that these are and could be rental units,” said Sonntag.
Sonntag says this is a higher level of R4 than just straight condominiums where they are all owner occupied and that is why he went for R4 especially in this case.
