(Atlantic) The Atlantic Planning and Zoning Commission will recommend to the city council to rezone the proposed Southern Heights II housing proposal from R2 low density family housing, to R-4 multiple family housing. In Atlantic duplexes and condominiums are required to be in an R4 district.
The commission all agreed the project conformed to the comprehensive plan and voted 4-3 to recommend the area on East 22nd Street near the Sundance Apartment Complex be rezoned to fit the $2.1 million dollar housing project proposed by Sonntag Development.
“The project is certainly going to be a valuable addition to Atlantic,” stated Doug Leonard, Zoning Commission Chairman. “We have had representatives from CADCO talk about the need for housing to try and promote job growth. But of course anytime you add a project like this to a neighborhood, it raises concerns from the residents.”
Leonard said, “I think the board was all in favor of the project, but the main concern in changing the area from R2 to R4 is what happens if this project is not completed. If it was rezoned to R4, could a building come in and build and apartment building instead of duplexes and condominiums.”
The Atlantic Planning and Zoning Commission members voting in favor of the project included; Doug Leonard, Randy Larsen, James Behrens, and Katrina Sonntag. The Commission voting against included; Roger Herring, Ken Kelly, and Denise Masker.
